Sometimes it's a $40 part, sometimes the tank is done. We'll tell you which, honestly. Most replacements are installed the same day, and the old heater leaves with us.

One flat price covers the heater, the parts and the labor. Nothing added on the day.
Pilot, thermocouple, elements, thermostat and anode. If a part fixes it, that's what we do.
We size the tank or tankless unit to your bathrooms and how your family uses water.
New shutoff, flex lines, expansion tank where code needs one, and a new relief line.
Gas line leak-tested and venting checked for a safe draft.
We drain it, carry it out and recycle it.
We file it and meet the inspector, so your insurance stays happy.
Tank leaking from the bottom? Turn off the cold water valve on top and the gas or breaker, then call us.

Most tanks last 8–12 years. The date is on the sticker.— Nate, owner and master plumber
A wet floor under the tank usually means the tank itself has started to rust through.
Sediment built up on the bottom. It wastes gas and wears the tank out faster.
A failing element or a tank full of sediment holds less hot water than it should.

Most tank swaps are done in one afternoon, with hot water back by dinner.
We test the heater and tell you if a repair will do, then quote the options.

It never runs out and saves space, but costs more up front. It makes the most sense for bigger families or if you're staying in the house a long time.
A like-for-like tank swap takes about 3 hours. Tankless or moving the heater can take most of a day.
